Sterling Realty Organization (SRO), a real estate corporation holding commercial assets and land in the Puget Sound and Salt Lake City markets, has commenced construction on a reimagination of the ground floor of its Symetra Center, located at 777 108th Avenue in Downtown Bellevue. This project will provide tenants with a modernized and inviting lobby, crafted with the latest in materials and design, with an emphasis on hospitality for tenants and guests. A new conferencing center will provide tenants with the opportunity to gather in a convenient, well-appointed location supported by the latest audio-video technology. The renovation also includes the addition of a ground-floor fitness center overlooking NE 8th Street, with abundant natural lighting, to help tenants emphasize health and well-being. A new all-day café and bar will welcome the entire community to enjoy freshly prepared meals and beverages, from breakfast to happy hour.

Throughout construction, SRO will target a variety of sustainability and low-emissions goals, with one known result being zero Scope 1 emissions upon completion. SRO’s plan calls for repurposing a significant portion of existing materials, including the oak tree that formerly graced the back plaza. Combined with a recycling and waste capture initiative, SRO and its partners will ensure minimal waste impacts to the local landfill.

“We have owned the land under Symetra for 70 years, and the 37-year-old building since 2016. This project will position the asset for its next several decades of life and allow it to respond to tenants on par with anything else in Downtown Bellevue,” said Whit Danz Hamlin, Chief Investment Officer.

Work on the project is expected to be completed in Q1 2024. SRO’s partners on the project include Grayscale Design Studio – Interior Design, Collins Woerman – Architect, Turner Construction Company – General Contractor, Westlake Consulting Group – Construction Management, Real Retail – Retail Leasing, and Broderick Group – Office Leasing.
